Selling Your Home Yourself in Six Steps: You Can Do It!

Contrary to what 99 out of 100 agents will tell you, it IS possible to sell your home yourself. When you undertake that task, you'll become a FSBO (pronounced "fisbo," and short for "for sale by owner"), and though it can be a challenge, it's one that thousands of home sellers tackle every day. And you can do it, too! In a nutshell, here are the things to do to become a successful FSBO.

Clean your home (inside and out) and get the yard looking spic-and-span. Set a sales price based on selling prices of homes nearby of similar size and amenities. Put a FSBO sign in your front yard with your phone number and/or email address.Place an ad in the real estate classified section of your local paper. Pass out flyers to your neighbors and put at your local shopping mall, stores, libraries, and apartment complexes.Hold an open house.

Now let's look at them individually. Cleaning up and doing whatever maintenance seems self-explanatory, but be aware that you get used to certain things (especially odors) when you live in a home everyday. So it's worthwhile to ask someone to walk through your house and give you an honest appraisal of things that need to be fixed or smells that need to be addressed, such as sticky doors, squeaky hinges, and the cat box in the utility room.

Setting a price can be a bit tricky, but you can find out what other homes are on the market by calling the agents listed on signs in your neighborhood and asking the prices of their houses. If the homes have been on the market a long time, you can assume they're over priced.

Putting a sign in your yard is easy. They're available in most hardware or department store, and they're cheap. Yet most agents will tell you that signs are the best advertising mediums, since people who see yard signs are cruising the neighborhood. That means they're in the market for a home in that area, so if you put a sign out, you'll get calls.

Now a word for those who are squeamish about putting your phone number on a sign. You can substitute an email address to protect yourself from unwanted calls. It will limit your number of prospects, but it will give you a greater degree of privacy. Since you're moving anyway, it might be best to list your phone number. If you know how to put pictures on the Internet, you can list you website address on the sign.

Placing a newspaper ad is easy, but make sure to give accurate information and make it enticing. Be brief, but tell buyers what's special about your home. Even with the advent of the Internet, a majority of homebuyers still cruise neighborhoods and religiously peruse real estate ads, especially on Sundays.

Putting up flyers in the area will also let people know your home is available. This can be especially effective for apartment dwellers longing to own a home of their own.

Open Houses

Handing out flyers to neighbors and inviting them to an open house can be your most effective selling tool. After all, your neighbors are happy living in your area and often have friends or family they'd love to have closer to them.

You'll notice I didn't suggest holding an open house and inviting the world. The type of open houses you see agents promoting are for the agents to get leads on home buyers. Few houses sell at open houses.

There are other factors to consider after you've found a buyer, but you can generally find help through a lawyer or an escrow company. The bottom line is: you CAN sell your home yourself. It just takes time, diligence, and attention to detail.

Whether we consciously recognize it or not, from my perspective, we are all called to a greater awakening into Spirit, into the awareness of being part of the great presence of God, the creative Intelligence behind all universes. We long to know our connection, our oneness with that Divinity.

Human Experience Doesn't Always Line Up with Spiritual

Spiritual Bypass or Breakthrough - Three Keys for Practical Spiritual Transformation

At the same time, we live in a very material, very human world. We make choices and have experiences that don't always line up with spiritual reality.

Bypass or Breakthrough?

In counseling with people who are on a spiritual path, I've found two distinct approaches to dealing with human experiences that might block our greater experience of the Divine, not to mention blocking greater happiness and success in daily living.

Perhaps because we don't know there is a more effective approach, some of us habitually choose a spiritual by-pass. That's when we have an inner challenge and instead of going deeply within, facing the discomfort, and doing the work required to resolve the issue or heal the hurt, we say some positive words and pretend or hope the issue will go away.

Sometimes we choose the spiritual bypass because of fear of what we would have to face inwardly -- shame, guilt, judgments, negative self-perceptions, the pain of old wounds. We skate around the issue, tell ourselves it's okay, repeat a few positive statements, but inwardly something still goes, "Clunk."

Practical Spiritual Breakthroughs

Some of us have learned how to create consistent practical spiritual breakthroughs. That's when we do actually acknowledge, lovingly confront and embrace the issues that demand attention. In so doing, we release them, creating an opening for greater awareness of our own Divine Essence -- our own peace, loving, truth, joy, harmony, upliftment and Light. A remarkable author and teacher, John-Roger, has said repeatedly that It takes great courage to see the face of God because first you have to look at your own.

Many times we have to address these inner challenges over and over, gently chipping away chunks of the "icebergs" in our unconscious. Or we can think of it as peeling an onion. We get a breakthrough, experience more peace and loving, but a few months later the issue comes around again and we get to explore and break through to a deeper level.

How to Create Your Own Practical Spiritual Breakthroughs

How can you create more of these practical spiritual breakthroughs, clearing space to connect with your Divine Essence more often and more completely?

Go for the deeper work available in your own challenging situations. If necessary, get some short term counseling support from someone who understands these processes and has done their own deep work for spiritual growth.

Three Keys for Transformation

Here are three simple keys you can apply within your own quest for spiritual breakthroughs.

1) Accept what is.

Look deeply and dare to see it for what it is. Affirm, "I am willing to see this clearly."

2) Love all of yourself,

Even the parts of you that don't seem to cooperate. Consciously apply loving to each seemingly negative aspect and allow it to transform itself. Dialogue with caring and appreciation for whatever that aspect is teaching you. Say, "I love you. I'm listening. Is there anything you want to say to me now?"

3) Forgive yourself

As often as necessary for your consciousness to shift from judgment to acceptance and loving. Say, "I forgive myself for judging myself as . . . (a quality like stupid) or for . . . (doing or thinking or saying whatever it was)."

Top EFT Tapping Tips & Affirmations

Ever since I've discovered the Emotional Freedom Techniques and experienced how life-changing they can be, I have had a passion for sharing them with others. I decided to learn from the best about the most effective ways to get results.

I've spent over a year learning about EFT; researching, listening to teleseminars, radio programs and reading articles. I paid close attention to everything and I took a lot of notes.

Now I'm sharing all of the most valuable EFT tapping tips that I have found for people who want to get the most out of using the Emotional Freedom Techniques on themselves. Here are a few:

Top EFT Tapping Tips & Affirmations

LEARN ABOUT THESE TIPS BEFORE YOU TAP:

1. Drink a full glass of water before tapping to stimulate and prepare your body's electrical system

2. You can tap down either side of your body with either or even both hands, or try alternating

3. Don't tap too hard. Use the same amount of pressure you would as if you were drumming your fingers on a table.

4. Take a slow deep breath after you complete a round of tapping to help move the energy through your body

5. Yawning during tapping is a sign that you are releasing energy, so let out the yawns and keep going

6. When you tap along with a group of others (either live or via recording), you will experience "borrowing benefits" whether or not you are the "primary tapper". So always tap along.

7. The key to tapping is to "tune in" and always ask yourself "How does this make me feel?" and that will be your guide.

Linear Regression Analysis - Interpreting Regression Coefficients

So what do those regression coefficients really mean?  It can actually get quite tricky--unless you have a very straightforward, textbook-like example with all continuous predictors.  (And almost no one has those if they're using real data).

A linear regression model with two predictor variables will look something like this:

Y = B0 %2B  B1*X1 %2B B2*X2 %2B E.

Y is the response variable; X1, the first predictor variable; X2, the second predictor variable; and E, the residual error. The parameters in the model are B0, the Y-intercept; B1, the first regression coefficient; and B2, the second regression coefficient.

One example would be a model of an overall physical health score (Y) based on years of education (X1) and whether the individual is or is not in poverty (X2 ). Poverty status is a dummy coded variable, coded 0 for respondents who are not in poverty, and coded 1 for respondents who are in poverty.  Let us say it turned out that the regression equation was estimated as follows:

Y = 42 %2B 2.3*Education - 11*Poverty

Interpreting the Intercept

42, the Y-intercept, can be interpreted as the mean value of Y if both Education and Poverty = 0. We would expect an average physical health score of 42 people not in poverty with no education.  In this model, as is often the case, this isn't a meaningful value, since Education never really equals 0.  So in a model like this, the only use of B0 is in calculating predicted values.  It has no real interpretation.

Interpreting Coefficients of Continuous Predictor Variables

Since Education is a continuous variable, its coefficient, 2.3, is the difference in the mean physical health score for each one-year difference in Education across all levels of Poverty Status. This means that if two groups of people all had the same poverty status, but differed on education by one year, the group with one more year of education would have a mean physical health score that's 2.3 points higher. 

Interpreting Coefficients of Categorical Predictor Variables

Similarly, the coefficient for Poverty Status, -11, is interpreted as the difference in the mean physical health score for each one-unit difference in Poverty Status, if Education remains constant. However, since Poverty Status is a categorical variable coded as 0 or 1, a one unit difference represents switching from one category to the other.  The coefficient is then the average difference in physical health for people not in poverty (Poverty = 0) and people in poverty (Poverty = 1).   So compared to people not in poverty, we would expect people in poverty to have physical health scores 11 points lower, on average, at the same level of education. 

Interpreting Coefficients of Correlated Predictor Variables

It is really, really important to keep in mind that each coefficient is influenced by the other variables in a regression model. Because predictor variables are nearly always correlated, two or more variables may explain the same variation in Y. Therefore, each coefficient does not explain the total effect on Y of its corresponding variable, as it would if it were the only variable in the model. Rather, each coefficient represents the additional effect of adding that variable to the model, if the effects of all other variables in the model are already accounted for. This means each coefficient will change when other variables are added to or deleted from the model.

It is also important to remember that all these interpretations change when the model gets more complicated.  Centering, interactions, and polynomial terms all affect the meaning of the regression coefficients.

Linear Regression Analysis - Interpreting the Intercept in a Regression Model

The intercept (often labeled the constant) is the expected mean value of Y when all X=0.

Start with a regression equation with one predictor, X.

If X sometimes = 0, the intercept is simply the expected mean value of Y at that value.

If X never = 0, then the intercept has no intrinsic meaning. In scientific research, the purpose of a regression model is to understand the relationship between predictors and the response.  If so, and if X never = 0, there is no interest in the intercept. It doesn't tell you anything about the relationship between X and Y.

You do need it to calculate predicted values, though.  In market research, there is usually more interest in prediction, so the intercept is more important here.

When X never =0 is one reason for centering X. If you rescale X so that the mean or some other meaningful value = 0 (just subtract a constant from X), now the intercept has a meaning. It's the mean value of Y at the chosen value of X.

If you have dummy variables in  your model, though, the intercept has more meaning.  Dummy coded variables have values of 0 for the reference group and 1 for the comparison group. Since the intercept is the expected mean value when X=0, it is the mean value only for the reference group (when all other X=0).

This is especially important to consider when the dummy coded predictor is included in an interaction term.  Say for example that X1 is a continuous variable centered at its mean.  X2 is a dummy coded predictor, and the model contains an interaction term for X1*X2.

The B value for the intercept is the mean value of X1 only for the reference group.  The mean value of X1 for the comparison group is the intercept plus the coefficient for X2.

How to Spot Mental Abuse in Relationships and What to Do About It

Mental abuse is a bit trickier than verbal abuse. Mental abuse is a pattern of behavior or speech that makes you feel you are being played with, controlled, and intimidated. When you are the victim of mental abuse, you find yourself feeling more and more insecure, less and less vibrant, and more confused; you feel as if you need to ask your partner for permission to do things, buy things, go places. You may even feel that you need to ask permission in regard to your spiritual preferences.

Mental abuse occurs when you are told what to do and when to do it, when you are ordered around as if you were in a prison camp. Mental abuse often comes disguised. For example, the abuser may conveniently have amnesia and twist facts to suit his preferences. Even though you know what you are talking about, the abuser tells you that you are wrong. Or the abuser may say he will do such-and-such, never do it, and then say he doesn't remember telling you he would do the thing to begin with.

To put it in a nutshell, mental abuse has you scratching your head and wondering if you are losing your mind. You wonder if it's you, if maybe you're making a lot of mistakes and hearing things incorrectly.

How to Spot Mental Abuse in Relationships and What to Do About It

The truth is that when you feel this way, when you find that you consistently question your sanity, you are being mentally abused.

Control, manipulation, intimidation, convenient amnesia, harassment, threats, all of these are mental abuse. They threaten your peace of mind, your sanity. And one day you look at yourself and think you need psychotherapy. This is the effect of mental abuse. It causes insanity.

I was giving a tele-seminar one evening based on my book Stop Being the String Along: A Relationship Guide to Being THE ONE. One participant asked, "Isn't it okay to take just a little abuse? I mean, no one is perfect." To which I replied, "I am going to answer your question with a question. If you put your hand in a pot of boiling water, take your hand out so that it can heal, and then put just one finger back into the boiling water, is that okay? I mean, it's just one finger--not the whole hand."

No! It is not okay to tolerate abuse at all, any more than it is okay to put one finger into a pot of boiling water. Abuse hurts!

Abuse cannot be tolerated at all. You cannot make or accept excuses because with excuses, you allow the abuse to continue. You must leave the situation entirely. There is no other way.

Here's the second real-life situation. I had a client who felt there was a wall between her husband and her. There was no passion in bed; it was like living with a roommate. He would say unkind (read abusive) comments to her, but she felt this was not all that bad. They did not have open, honest, and genuine communication. They were just going through the motions in their marriage, which was only a shell of what they had had years earlier. Through our private sessions, my client came into her truth. She began to honor her needs and acknowledge how she felt when her husband spoke to her in a demeaning manner. After a number of weeks had passed, she began to feel her genuine worth, dignity, and self-love rise to the surface. As a result, she was ready to leave the marriage. Then her husband did a complete about-face. They shared their feelings from their hearts, they consciously re-created their relationship, the abusive comments ceased permanently, and their marriage was re-ignited into a conscious union of two people who dearly loved each other and were equally committed to making their love flourish.

Here is the catch. For an abusive pattern to change, you have to change. You have to take personal responsibility to never allow yourself to be spoken down to. It is you who has to create healthy boundaries to protect your self-esteem, and at the first sign of abuse you must make it clear that you will not tolerate it. If the relationship is new, the first sign of abuse needs to be the last sign; you should make skid marks as you take off in the opposite direction.

How to Decide When It's the Right Time to Set Up a Teleseminar

When should you set up a teleseminar?

Teleseminars are a great learning content product. They can be sold as they are. They can be used to do your selling. They can be packaged and sold as CD or MP3 products. They are flexible. They are well received. And they are one of the easier products to create.

Cool. Every advice guru, learning content producer and information marketer should be creating teleseminars.

How to Decide When It's the Right Time to Set Up a Teleseminar

But when is the right time to set up a teleseminar?

And how do I decide?

First of all, let's clarify a few terms. Teleseminar refers to delivering learning content over a telephone conference call system. In today's world, that system could be a traditional telephone service, a digital service or a web collaboration service. The key thing that is important to understand is that there are three types of teleseminars. Sales teleseminars are arranged to sell another product. The second type is the true teleseminar. These are products in their own right. The third type is really a conference call. It's used to present coaching information.

Each of these types has a different answer.

One of the concepts that I am great proponent of is planning your product line before you start. You need to plan a full product line up front. Doing so will allow you to maximize your sales, create the content you need without overwork and have a real target to work towards.

As a product, teleseminars are a mid range value product typically (though not exclusively) selling around the range (plus or minus one or two steps). Depending on the strategy you select you would therefore need to have at least one teleseminar based product available within ten days of your product launch just slightly after your low cost product and well after your opt-in or free product.

Additional product teleseminars can be created as the need and opportunity is identified. During your planning you should probably schedule one every month or so. This will allow you to build up a catalog of mid-range products.

Sales teleseminars are usually used to promote high end products such as coaching. Why? Because you're giving away a great deal of value in the teleseminar. So during planning you should arrange the preparation of your first sales teleseminar to be part of the high end product launch.

However, sales teleseminars are part of your marketing effort. As such they tend to be driven by demand and the needs of your business. You also need to take into account your ability at any point in time to drive traffic to them.

Coaching seminars are a mix of pre-planned and spur of the moment. Your first coaching teleseminar should be preplanned. It needs to be available when the coaching program is launched. Subsequent teleseminars can be written during the period prior to them being needed. If your coaching is a micro-continuity style then you'll only need a set number of teleseminars. Once you've finished one cycle you only need to modify the teleseminar on an as needed basis. If your coaching is an open-ended style then you are going to need to prepare teleseminars for every call.
